Project Overview
We were appointed to undertake the specialist cleaning of a prominent multi-storey shop parade located on Queensway in Bayswater, London. The project involved cleaning the building's façade using the DOFF steam cleaning system to remove accumulated dirt, atmospheric pollution, staining, and biological growth whilst preserving the integrity of the existing building materials.
The property comprised four storeys, including ground-floor retail units with residential and commercial occupiers above. Situated within one of West London's busiest shopping areas, the project required careful planning and coordination to minimise disruption to businesses, customers, residents, and pedestrians throughout the duration of the works.
To ensure the smooth operation of the occupied retail premises below, a bespoke water catchment system was designed and installed. This enabled the collection and controlled management of runoff generated during the cleaning process, preventing water from affecting shopfronts, entrances, and pedestrian areas.
Scope of Works
- DOFF Steam Cleaning: Cleaning of external façade surfaces using a low-pressure super-heated steam system to safely remove dirt, pollution staining, and organic growth.
- Four-Storey Façade Cleaning: Cleaning works undertaken across all four levels of the building to restore the appearance of the entire elevation.
- Water Catchment System Installation: Design and installation of a bespoke water catchment system to collect and control runoff, ensuring minimal disruption to the occupied retail units at ground-floor level.
- Protection of Businesses & Public Areas: Implementation of environmental protection measures to maintain safe pedestrian access and protect surrounding businesses during the works.
- High-Footfall Management: Careful planning and coordination of works within a busy commercial area to minimise inconvenience to shop owners, customers, residents, and the general public.
Outcome
The project was completed successfully with minimal disruption to the daily operation of the ground-floor businesses and surrounding public areas. The DOFF steam cleaning process effectively restored the appearance of the façade, enhancing the overall presentation of the shop parade. The client's objectives were achieved through careful management of the work and close consideration of the challenges associated with working in a busy urban environment.
