Project Overview
Raine House is a Grade II* listed building located in Wapping, London. Originally built in 1719 as a charity school, the property now serves as a community centre and event space. As part of a broader refurbishment project, sections of internal brickwork, along with steel columns and beams, were found to be coated with lead-based paint. The objective was for us to safely remove the contaminated coatings and prepare the underlying brickwork and steel structure for subsequent restoration and redecoration, while maintaining the integrity of the building’s historic fabric.
Scope of Works
- Hacking off plaster: Careful removal of plaster coatings from internal brick walls using a small SDS breaker to remove the lead-painted surfaces.
- Abrasive steel blasting: Steelwork blasted to SA 2.5 standard, achieving a clean surface profile suitable for coating adhesion.
- Application of steel treatment: Application of Primer to treat steel members, ensuring long-term corrosion protection and compliance with specified micron thickness levels.
- Safety Controls & Lead Management: Maintaining dust control and managing lead contamination risks in an enclosed environment while ensuring full compliance with Health and Safety Executive (HSE) regulations on lead exposure.
- Containment & Decontamination: Safe removal and containment of degraded lead-based paint and contaminated debris. Surfaces were wiped and vacuumed using HEPA filtration equipment.
