Address: 7-9 Blackheath Road, Greenwich, London, SE10 8PE

Developer: LHG (London Hotel Group)

Main Contractor: Access Construct Ltd

Duration: Approximately 6 months

Project Overview

Advanced Eco Blast Ltd was appointed to undertake specialist lead paint removal and surface preparation works at the former Greenwich Magistrates' Court, a Grade II listed building in Greenwich. The project formed part of a wider refurbishment programme aimed at preserving and preparing this historic landmark for redevelopment while safely managing hazardous lead-containing coatings.

Working within a heritage environment, the project required a combination of specialist cleaning and surface preparation techniques to remove lead-based coatings from a variety of substrates, including structural steelwork, brickwork, timber elements, and concrete surfaces. Particular care was taken to preserve the historic fabric of the building while ensuring all works were completed in accordance with current health, safety, and environmental standards.

Comprehensive containment and contamination control measures were implemented throughout the project to safely manage lead hazards, protect surrounding areas, and minimise disruption to the wider refurbishment programme.

Scope of Works

  • Lead Paint Removal & Surface Preparation: TORC cleaning of brickwork, timber beams, and roof rafters to remove lead-based paint coatings while preserving the integrity of the underlying historic substrates. Abrasive blasting of structural steelwork and concrete surfaces. Chemical paint stripping of delicate surfaces to safely prepare them for restoration and repainting.
  • Steelwork Protection: Surface preparation of structural steelwork and application of a primer coating to provide a suitable substrate for the subsequent application of intumescent fire protection coatings.
  • Lead Hazard Management & Environmental Controls: Establishment of controlled work areas, including specialist containment and enclosure systems, to prevent the release of lead-contaminated dust and debris. Segregation and management of lead-contaminated waste, with disposal arranged through licensed hazardous waste contractors in accordance with relevant environmental regulations.

Outcome

The project was completed successfully, delivering safe lead paint removal, prepared substrates, corrosion-protected steelwork, and full environmental compliance. The works have helped safeguard and preserve an important historic Greenwich building for its next stage of redevelopment.
