Project Overview
Advanced Eco Blast Ltd was appointed to carry out specialist surface preparation and coating removal works as part of the conversion of a former three-storey warehouse into a contemporary open-plan residential living space.
The client's vision was to retain the building's original industrial character while creating a clean, modern, and comfortable environment. A key aspect of the refurbishment was the preservation of the existing architectural features, including exposed brickwork, timber beams, and structural steelwork, which had accumulated multiple layers of paint and surface coatings over many years.
In addition to the build-up of decorative finishes, areas of the property had been affected by water ingress, resulting in corrosion to sections of the structural steel. Our role was to carefully remove the existing coatings and corrosion, exposing the original building fabric and providing clean, prepared surfaces ready for restoration and redecoration.
Scope of Works
- Surface Preparation & Coating Removal: Removal of limewash and multiple layers of paint from internal brickwork to reveal the original masonry. Stripping of paint and varnish from exposed timber beams and timber ceilings to restore the natural appearance of the wood. Removal of paint coatings and corrosion from structural steel beams to expose clean metal surfaces suitable for recoating.
- Specialist Surface Preparation Techniques: Specialist blasting techniques tailored to each substrate, ensuring effective coating removal while maintaining the integrity of the underlying materials.
- Containment & Dust Control: Installation of containment systems and implementation of control measures to prevent the spread of dust during surface preparation works. Enhanced environmental protection measures were maintained throughout the project due to the site's residential setting, ensuring neighbouring properties and the surrounding area remained unaffected by the works.
- Final Clean-Down: A comprehensive final clean was undertaken upon completion of the works, removing residual dust and debris and leaving all areas ready for the next stage of refurbishment.

The project was successfully completed, delivering clean and restored surfaces throughout the property while preserving its distinctive industrial character.
